Traditional General Construction
Under this model, the client has already engaged an architect who has completed a set of design drawings and specifications for the project. Innes Construction would provide the client a fixed fee price to do the work based on the given design. With our wide variety of capabilities, Innes Construction is able to complete most projects using its own workforce and equipment for the bulk of the work and sub-contracting specialty tasks as required.
Construction Management
With this approach, the client and design team would bring Innes Construction on board at the start of the design phase, for a fixed percentage of the total project cost. We work hand in hand with the team to provide cost estimating for the budget during the design phase to ensure the project is feasible to the client’s intended financial goals while also giving feedback to the architect and engineering to help keep the overall cost of the project down. Once the design phase is completed, Innes Construction will put the project out for bids and compile the total project cost. At this point, we then manage the project through its completion to the client’s expectations.
Cost Plus Fixed Fee
In a Cost Plus Fixed Fee model, the client and Innes Construction agree to a percentage of margin allowed as a fee on the project. The costs of the project are transparent and gives the client assurances that the project is being controlled and not inflated. We find that the building experience overall improves as both the client and contractor have options in regard to subcontractors for specialty services and you are able to avoid the low-bid, higher risk options while not sacrificing budget and/or schedule.
Design Build
In a Design Build model, Innes Construction is involved from the very beginning, working closely with the client to select the architects and engineers to kickstart the project. This model is a true partnership between the client and contractor. Innes Construction believes in selecting a team that has proven records of quality and timely performance. We seek input to ensure all expertise is captured and built into the project from start to finish, leading to projects completed for clients on time, on budget, safely and done right the first time.
